Making the most of your extensions

Nimble recently completed a 'semi-detached' extension to a house. The key considerations when planning for an extension is whether your plans can be handled by a certifier under delegated authority.
Delegated authority essentially means the plan falls within usual guidelines set up by the Local Planning Department that allow for a quicker start. Quicker because you won't need to make a development application to planning, instead you can start discussions directly with a Certifier. Our extension in Malak, Darwin was clever in that it made the most of this provision; the key elements are a) your internal space needs to be less than 50m2 and b) you can not officially add another laundry to the block entitlement.
The 'granny flat' is a 2 bed 1 bath & simple kitchen with 48m2 internal space. It is an ideal plan for over-flow accommodation or for a main bedroom and study / hobby room for family relative. We added a large open deck space that is used for external living (approximately 2.4m x 10m) and keeps a tropical feel to the house.
