1. What is a factory built home?
A factory built home is one that is assembled by us in our yard and transported to your site to minimise the amount of on-site work. Our goal is to be in and out very quickly and this would typically range from 2 ~ 10 days depending on the size of the job. We have technologies that hide the fact that the home was built in large pieces.
Other companies refer to substitute products as relocatable, transportable, kit homes or dongers. Our distinction is a mindset of making it right for the long term; we have the skills to deliver you a product that you will be happy to use for a long long time. We build homes.
2. What warranties and insurance are in place?
Please feel free to ask to sight our workplace insurances as a condition of contract. Regarding warranties, the Building Registrars and Building regulation boards have Acts that regulate building and minimum performance (e.g. obtaining Home Warranty Insurance) for these homes. This however applies in certain jurisdictions (related to practical management).
Nimble is able to assist in two ways: a) arrange certification as if standard home warranty insurances were in place and b) provide a tailored maintenance plan for an extended warranty if you require. All works performed by Nimble will apply our best practices and diligence with respect to BCA compliance.
3. What sizes of homes are available?
We build cabins, granny flats, 1bedroom studios, right up to 4 bed 2 bath homesteads. Essentially we are flexible, speak to us in terms of budget and floor plan and we'll quickly be able to advise if we are able to help. In respect to workers accommodation we have designs to meet the Mining Union's minimum requirements and for tourist accommodation and the right finishing schedules that will save on your operating costs.
4. Who obtains the building permits such as Development Application & Building Licence?
We will quote 'plug & play' to you and this will usually involve us assisting or making an application on your behalf for the DA. We submit the Building Licence (in WA) or obtain the Building Permit (in NT) as registered builder. Depending on the extent of works you would like us to manage (the extent of your contract with us) will depend how much of 'the works' package needs to happen before we hand over.
Landscape, fencing and garage options can also be included in contract.
5. Are there any environmental features that I should consider with respect to your homes?
Yes. Our two key differentiators are:
i. we chose to deliver semi-elevated and stilted homes, this allows breezes to flow below the house as well as over the house - a significant improvement to your experience of the home, especially morning and night when the local breezes are most common, periods when the homes are used most.
ii. our homes are designed for tropical living; unlike generic solutions perhaps better suited to inner Brisbane or southern WA, Nimble Homes are designed for the top end and hot places. Our cyclone rated window selection allows many options including louvers, we can arrange for roof ventilation & will install additional insulation (above BCA requirements).

6. How can I personalise my home?
We have the finishing samples of Dulux Paints, Formica & Laminex and a wide range of tiles. After signing the contract we will sit with you to confirm the finishing details of the project.
With some designs allow a shuffle of Kitchen to other area or a change of window type can also vastly improve a home. These changes are easily handled up front in the process.
7. What site considerations should I start thinking about?
Access is very important, as is any prior uses of the site that we should know about. The HIA contracts allow for variation depending on latent conditions of the site. We prefer to know and plan for these up front so this is a discussion we will want to have prior to signing the contract.

8. How far can you transport a home?
Darwin is the closest capital from Alice through to Broome, this is our typical reach. The further we travel the greater the transportation cost, that said access to professional skills can be rare or stretched; often our one shipment works beats the many and little shipments that are need to go to traditional worksites.
